Specialist Lending Unlocked: Why this conversation has never mattered more

This June, we're bringing the industry together for Specialist Lending Unlocked — a dedicated one-day event designed to help advisers get to grips with one of the fastest-growing areas of the mortgage market.

We've planned this day because we genuinely believe the specialist lending conversation is one that every broker needs to be having right now.

Borrower profiles are more diverse than ever, the products available to serve them are evolving rapidly, and the opportunity for advisers who are well-versed in this space is significant. Whether you're already active in specialist lending or just beginning to explore it, this is a day built to be practically useful, not just informative.

More on the event at the end. First, let's look at why we think this moment matters so much.

The Mortgage Market Is Evolving. Here's What That Means for Your Clients.

The borrower sitting across from you in 2026 looks very different from the one you met a decade ago. They might be a freelancer juggling multiple income streams, a landlord refinancing through a limited company, or someone who navigated a tough couple of years financially but is now in a strong position to buy.

The mortgage industry has responded well to this shift and continues to do so. But as borrower profiles become more diverse, specialist lending has moved from being a niche consideration to a core part of what a well-rounded broker offering looks like.

The numbers reflect this. The specialist lending market is forecast to grow from £32 billion to £54 billion by 2029, a 70% increase, according to research from Together and the IMLA. By that point, an estimated one in five regulated mortgages will fall into the specialist category.

So, what's behind this growth?

The Way People Earn Has Become More Varied

There are currently around 4.48 million self-employed people in the UK, and that's before factoring in contractors, gig workers and those who blend employment with other income sources. This reflects a genuine and largely positive shift in how people build their working lives.

For many of these borrowers, demonstrating affordability in a traditional format is simply harder, not because they can't afford a mortgage, but because their income doesn't always arrive as a single, predictable monthly figure. This is where specialist underwriting adds real value, taking a fuller view of someone's financial situation rather than relying solely on standard documentation.

Adverse Credit Is More Widespread - And More Nuanced - Than Many Realise

According to Pepper Money's 2025/26 Specialist Lending Study, 9.26 million people in the UK have experienced some form of credit issue over the last three years, many as a direct result of cost-of-living pressures that affected households right across the board.

For most of these people, past financial setbacks don't reflect their current financial reality. Specialist lenders are well placed to look at the broader picture, and 30% of those planning to buy in the next 12 months already intend to use one, up from 26% the year before.

Meeting that need is a genuine opportunity for advisers to make a real difference for clients who might otherwise feel stuck.

The Property Market Has Grown in Complexity

Homeownership and property investment have diversified enormously. In 2024, a record 61,517 new buy-to-let limited companies were incorporated, a 23% increase year-on-year, with research from Hamptons estimating that 70–75% of new buy-to-let purchases now go through a company structure. Each of these cases calls for a more considered underwriting approach than a standard application.

Non-standard properties, from timber-framed homes to converted listed buildings and semi-commercial premises are also increasingly part of the mix, as are later-life borrowers managing mortgages into retirement.

The market has evolved, and the products available to serve it have evolved with it.

A Market Moving Forward Together

The broader lending industry deserves real credit for how it has adapted. Many lenders, including some well-known high street names, are expanding into specialist areas, recognising that borrower needs have genuinely changed. The distinction between mainstream and specialist is becoming less rigid, and that's a positive development for clients and advisers alike.

What continues to set specialist lenders apart is the depth of underwriting they apply, the willingness to assess cases manually, consider a wider range of income types, and provide the certainty that more complex situations require. As the market matures, expertise and flexibility are becoming just as important as rate.

For advisers, this is an increasingly rewarding space to operate in. Clients who might feel underserved elsewhere find real value in working with someone who understands the full landscape.

A Note on Bridging Finance

Bridging is worth mentioning here, even if it remains a smaller part of the overall specialist picture. It's a product that's increasingly being considered by borrowers who need flexibility or speed that a traditional mortgage can't provide, and it's a conversation more advisers are beginning to have.

We'll be exploring its role as part of the wider specialist toolkit at the event, and looking at where it fits within a broader client conversation.

The Bottom Line

More of your customers will benefit from specialist lending in the years ahead because their lives and financial profiles have become more varied. The market is adapting well, and so are the opportunities for advisers who are ready to move with it.
