Heavy Refurb Range
This product is designed to cater for borrowers who wish to add value to their investment by undertaking conversion works.
Borrowers can apply as individuals or through limited companies and the types of heavy refurbishment accepted include basement digs, loft conversions, completing a development project and commercial conversions to residential.

- Loans from £50,000k - £500,0000
- Terms from 1-24 months

Residential Range
Common uses include the purchase of an investment property where time if of the essence, completing light refurbishments on an investment property and buying at auction.

- Up to 70% LTV
- 1st & 2nd Charge
- Loans from £50k - £10m
- Terms from 1 - 24 months
- No exit fee/No ERCs
- No personal guarantees required
Commercial Range
We do not require evidence of trading history or proof of income; we lend strictly on the value of the property. The type of semi-commercial assets considered are commercial property with flats above and guest houses with less than 40% owner occupancy.

- Up to 60% LTV
- 1st and 2nd Charge
- Loans from £50k - £5m
- Terms from 1 - 24 months

Semi-commercial Criteria:
- Loans from £50,000 to £10,000,000
